Our Standard Inspection Process
1. Preparing for the Inspection
Prepare a list of questions or concerns that you wish to have address. We encourage our clients to accompany us during the home inspection. This gives buyer or seller a chance to ask questions concerning the issues or condition of the home and its systems.
The first step in the inspection process is to read and sign the contract provided by ecoHOME Inspectors Network. Click here to see the home inspection contract. It's important that you review the Standards of Practice for a visual home inspection to become more familiar with the inspection process. Once you have reviewed and signed the contract, the inspection process can start. If you have questions before, during or after the inspection, please feel free to ask.
3. The Inspection
Our "Standard Inspection" Process is a 2 to 4 hour professional inspection including a verbal summary aided by a photo presentation & a detailed written electronic report.
Our visual inspection includes:
- Roof, attic, vents, flashings and trim.
- Gutters and downspouts.
- Skylight, chimney and other roof penetrations.
- Decks, stoops, porches, walkways, and railings.
- Eaves, soffit and fascia.
- Grading and drainage.
- Basement, foundation and crawlspace.
- Water penetration and foundation cracks.
- Exterior siding and windows
- Floor structure
- Heating systems.
- Cooling systems.
- Main water shut off valves.
- Water heating system.
- Interior plumbing fixtures and faucets.
- Drainage sump pumps.
- Electrical service line and meter box.
- Main disconnect and service amperage.
- Electrical panels, breakers and fuses.
- Grounding and bonding.
- GFCI's and AFCI's.
- Fireplace damper door and hearth.
- Insulation and ventilation.
- Garage doors, safety sensors and openers.
- And much more!
4. verbal Summary
There will be a verbal summary with the aid of photos taken from the inspection.
5. Electronic Report
Your detailed report with photographs will be emailed within 24 hours.
Our reports are very easy to read and in plain English - no code language or hand writing to decipher.
Is this Home Inspection a warranty?
A home inspection is a professional opinion based on limited time frame. Some problems can only be discovered by living in a house - they cannot be discovered during a home inspection. For example, some roofs and basements only leak under specific weather conditions. Some problems will only be discovered when carpets are lifted, furniture is moved or finishes are removed. There are limitations to all home inspections, as such, we do not offer a warranty on the house.
We will provide you, an understanding of the detected visual issues and how to maintain of your home. We do carried Errors and Omissions Insurance to cover major issues that were blatantly missed.
What a Home Inspection Does Not Include:
What you may not know about the inspection process is that it tends to vary, not only by province or region but based on the credentials of the inspector. Be aware that the home won't be checked for the following:
- wood-destroying organisms (like termites)
- mold, mildew and fungi
Many of the items on this list require specific licenses to identify and flag. We will let you know of potential existence of these items but they need to be professionally tested prior to confirmation
